Great Access key to success in Parnell

Where Bob Jones’s property investment mantra was “location, location, location,” Parnell businesses would add “access, access, access,” particularly as Auckland’s growth places increasing pressure on city traffic.

Parnell’s central location and its ease of access is a big drawcard for local businesses, many of which are in the textile, fashion, design and marketing sectors. Parnell is also strategically very close to the city.

In its 2006 Auckland City Fringe Office Report, Bayleys Real Estate noted: "Parnell has a funky ambience and an eclectic group of tenants however, this survey suggests that more traditional businesses are also taking advantage of Parnell’s amenities, namely:

  • proximity to the CBD and hospital
  • proximity to main arterial routes
  • character space
  • well serviced buildings"

Brand designers, Velocity Design re-located to offices at the corner of Heather and Cheshire Streets from Newmarket mainly to take advantage of Parnell’s access. “Newmarket is too busy and harder to get in and out of, while Parnell has good access to the motorway. There’s an interesting community of designers here, too,” said manager, Dave Cogan.

Designer Donna Hoyle would agree with Dave about access. Donna commutes from Sandringham to her very smart off-street office at the top of Parnell Road, where she specialises in creating visual identities for clients including Huka Lodge, Sabato and Hartfields.

“For me, Parnell is well-placed relative to clients and has easy access to everywhere,” she said. “It’s also a very pleasant place to work in and for people who work hard there’s everything you need within easy walking distance; like a fantastic butcher, a great fruit and vegie shop, the dry cleaners and the bank. And you can eat with clients or friends in the middle of the day. It’s so much more civilised than working in the city. Parnell is sophisticated and intimate and safe, with a huge amount of things on offer.”

People who work in Parnell love the friendly community atmosphere. "Parnell has the huge advantage of being small!" says Debbie Harkness, Parnell Mainstreet's manager. "The small scale of the business area makes it easier to get to know people. I love working in a place where every walk down the street, whether to the post office, gym or cafe, leads to little conversations with people from local businesses. Parnell is personal in scale - not like the city with hoards of strangers pouring out of high rises. People working here really appreciate this atmosphere - it's like working in a small town with a bunch of friendly people."

Positive indicators for Parnell
- St Johns Catholic Church car park extension. 244 Parnell Road. Over 47 new car parks were added to this central Parnell Road car park, including 22 new pay & display parks for visitors.

- Heard Park redevelopment. This mini park in central Parnell (186 Parnell Road) is being redeveloped with completion due by May 2007. The new design will greatly improve and beautify this park for locals, and create an excellent venue for public events. The development also includes the modern Novaloo public toilets, replcing the older brick facilities.

- Carlaw Park redevelopment - still some time away and plans have yet to be approved, but redevelopment of this area will increase opportunities for Parnell businesses.

- Auckland University Business School development off Stanley Street - ultimately the growth of the Business School close to Parnell will provide good business impetus for this area of Parnell.

- Samson Corporation has approval to construct a $15 million development on the corner of Parnell Road, Bath and Garfield Sreets. The development will consist of 5 separate buildings linked through walkways and plazas, with ground floor retail/ restaurant/café about an inner courtyard, and four upper levels for commercial use. Three levels of basement include 182 car parks, including over 50 free visitor car parks.

 

 

 

Traffic Flows up Parnell Road

City Council monitored traffic flows at 360 Parnell Road in the first week of August, 2005. Results are now through and can be compared against traffic flows surveyed at other times. Unfortunately, Council never seems to survey the same spot twice, so it's hard to make a direct compaison. But, surprisingly, it looks as if traffic volumes have decreased if this August's results are compared with traffic flows further down the hill on Parnell.

  • The 5 day average refers to the traffic volume averaged over the working week (Monday - Friday).
  • The 7 day average refers to the traffic volume averaged over the week including the weekend days (Monday - Sunday).
  • AM hour refers to the maximum one hour of traffic volume between 7.00am - 9.00am.
  • PM hour refers to the maximum one hour of traffic volume between 4.00pm - 6.00pm.
  • Midday hour refers to the maximum one hour of traffic volume between 12.00pm - 2.00pm.

Parking in Parnell
User Chooses Pay & Display system allows visitors to stay in Parnell longer

Finding a car park anywhere in central Auckland these days can be stressful. A recent survey of 16 Auckland shopping centres, including the CBD, showed parking was perceived to be a major problem everywhere.

Parnell has an advantage over many areas in Auckland: we now have user-chooses Pay & Display metered parking. Recent changes to the Pay & Display system in Parnell have greatly improved parking options for visitors to the area. Following a successful 3-month trial of a new user-chooses system, visitors can now park in Pay & Display metered spaces along Parnell Road for as long as they wish. An escalating pay scale discourages long-term parking, but is ideal for short term stays of 1 to 2 hours: $2 for the 1st hour; $3 for the 2nd; $4 for the 3rd and $5 for each additional hour.

Retailers report that they have not had any complaints about parking shortages since the parking trial began in June 2005. At Parnell Mainstreet, we believe the old perceptions of parking difficulties in Parnell no longer reflect the more convenient parking regime along Parnell Road.

While Parnell has no major multi-storey car parking buildings, the area is well-served with off street paid parking (see here for a list of parking alternatives). A new public car park at 242 Parnell Road, owned by the Catholic Church of St John's, added 22 new pay and display parks in the centre of Parnell in May 2006.

Real estate agents report that there is good availability of leasehold parking for businesses in the area, and at cheaper than CBD rates.

2006 Census shows who lives in Parnell

Statistics NZ has released the community profile info based on the 2006 Census, so you can now get to know Parnell people even better!

Statistics New Zealand divides Parnell into Parnell East & Parnell West. Parnell East is the area east of Parnell Road/St Stephens Ave, from Cowie Street in the south to Point Resolution and running down to the sea and Bloodworth Park. Parnell West is the rest of Parnell, from George St in the south and bounded by Stanley St and The Strand in the west. (See map below.)

The snapshot above confirms much of what we already know: Parnell East has a higher density of families, while Parnell West, with more than double the population, is where the younger singles and couples live, with fewer children.

The home ownership statistics are interesting. This includes privately owned dwellings with or without a mortgage. On first glance Parnell's contrast with the Auckland average of 50.7% is astounding - but then Parnell people, being smarter (higher education and the percentage describing themselves as professionals and managers is about 40% above the regional average) and wealthier - a relatively high percentage have their homes held in family trusts.

Frustratingly, the Community Profiles provided don't give actual statistics or figures for most categories analysed - most info is in bar charts. You'll have to delve deeply through the online table builders if you want the numbers.
